What Sells Homes

Everyone always asks, “What sells homes in this CRAZY market?”, so on this page we want to discuss what is going through the minds of buyers and what we recommend.

In history, a nice kitchen, upgraded bathroom, and great landscaping were items that helped sell homes.  Now though, price is what sells homes quicker than others.  We can easily say that before price did play an important factor as well, but we could hear some clients say, “I am willing to pay a little more since the house is a little more upgraded and I don’t have to do much when we move in.”  Recently though, with the credit tightening and fear in the real estate market, people are more attentive to buying a home for less, waiting for the market to go up, then doing the upgrades they want.  In other words, if a buyer is qualified for three hundred thousand they are looking more in the range of two hundred twenty-five thousand or two hundred fifty thousand.   They seem to be more attentive to creating a bigger buffer for future events that might happen. Don’t get me wrong upgrades, a clean interior, and great cooperation are all things that will still help you in getting your home sold faster than others, but the value of what you are going to get for the upgrades has decreased because of this real estate market.

So how do you figure out what to sell your home for?  First thing you will need to do is speak to someone that can help you determine what is for sale for sale, pending and sold in your neighborhood.  This will give you a rough idea of what your home is worth.  If you ask an agent for a market analysis they will understand what you are looking for and ask you the needed questions to start doing their research.  A market analysis can be done over the phone or email, but the most accurate analysis can only be done in person.   This allows the agent to see how your home compares to other properties in your neighborhood and give you a more accurate price.  Once a price is agreed upon you must keep up with what is selling in your market because if a home with the same features sells for less than your price and has more upgrades there is a chance that your property might not a apraise.  In this case, you need to consider two factors lowering the price and determining how many homes are active, pending, and sold to see if there are a lot of homes selling in your market.  Your price dictates your urgency to move.  If you are at a point where you are considering selling and are looking for a Free source to determine how many homes in your market are active, pending and sold we would be glad to assist you at no charge.  We would be glad to assist you in determining the value of your home.
